What is a Certificate of Final Inspection?

A Certificate of Final Inspection refers to the statutory document that is issued in accordance with the Building Act of 1993. This certificate is issued for alterations or extensions of existing buildings such as homes, and other outbuildings that do not need Occupancy Permit. To know if you will require a certificate of final inspection, you should check your building permit. The building permit indicates whether you will require a certificate of final inspection or occupancy permit. If your structure does not require an occupancy permit, a certificate of final inspection will be issued by a certified building surveyor. Before either of these certificates can be issued, a final inspection of the structure will be carried out at the final stage.

Usually, the purpose of issuing a certificate of final inspection is to show the starting date for the liability duration for the building’s faults.

Why is a Certificate of Final Inspection Necessary?

Eligibility Requirements for getting a Certificate of Final Inspection

Before you can be eligible for the Certificate of Final Inspection, it is important that you notify your building surveyor immediately after completion of each of the mandatory notification stages of the building works. The mandatory notification stages of a building include:

  • Before placing a footing
  • Before pouring the reinforced concrete by a member nominated by the appropriate building surveyor
  • Full completion of the building’s framework
  • Completion of the whole building project

You will need to provide all the building documents as required. You will also be required to pay a planning permit fee, and other necessary fees. When all mandatory requirements have been fulfilled, the building surveyor that is responsible for the building works will provide a certificate of final inspection as a testament that he is satisfied with the building works and that the structure is ready for occupation.
